4 Questions You Should Ask During a Roof Inspection

Some homeowners tend to just look on as their roofing contractor performs a roofing inspection. If you’re doing this too, you’re missing out on getting information about your roof that may come in handy down the road. Here are some questions you should ask your roofer during an inspection.

How Old Is the Roof? Knowing your roof’s age gives you insight on when the roof should be replaced, how often should it be maintained and whether or not the roof is prematurely failing. If you don’t know your roof’s age – and you’re not the first owner – your roofer can estimate the roof’s age based on its condition.

Of What Is It Made? You’re not expected to know every single detail about your roof; however, knowing the materials that were used to build it can be helpful when you need to make quick decisions. There are numerous types of roofing materials on the market, each with its unique roof maintenance requirements. Your roofing contractor can determine the type that was used and give advice on how to take care of it. Knowing the roofing material can also help you estimate potential repair or replacement costs.

How Soon Before I Need a New Roof? Your roofing contractor may not know the exact date, but they can estimate your roof’s remaining years before it’s due for replacement. Keeping up with maintenance and timely repairs can help prolong the roof’s lifespan. However, it will eventually reach the point where a roof replacement would be more practical than repairs.

Does the Roof Have Adequate Ventilation? Poor ventilation is one of the most common causes of premature roof failure. It is also one that is avoidable. A typical roof ventilation system has ridge vents that release heat and moisture from the attic. The pressure difference would then pull fresh air through the soffit vents, creating airflow. Your contractor may recommend having ridge and/or soffit vents installed. Ceiling exhaust fans may be needed if the vents are not enough.
